Located in Melbourne’s Paris end, 171 Collins Street is one of Melbourne’s most premium and inspiring buildings. To reflect this prestigious address, Knight Frank is continuously exploring new means to maximise the environmental performance of the 18-level property while maintaining premium environmental conditions to all tenants. To improve the building’s 5-star NABERS energy rating to 6 stars, Knight Frank approached ENGIE to provide a solar photovoltaik (PV) solution for their iconic, premium grade commercial building.
ENGIE designed and delivered the 96.3 kWp solar PV rooftop installation in 2018. The project required a bespoke solution, due to its design consisting of two buildings built 100 years apart – the seven-level Mayfair building originally designed in 1913, and the 18-level commercial tower completed in 2013.
The lifts of these buildings do not reach the rooftop, which posed a challenge to transporting the PV panels to the roof. To overcome this hurdle, ENGIE incorporated the use of a solar lifter machine to transport the PV panels from a lower landing, and were able to speed up the installation process without risking damage to the panels or the building. The 300+ PV panels were installed successfully on both buildings without disruption to tenants’ activities.
The solar PV system installed is expected to generate 106.4 MWh per annum and enabled the award of a 6-Star NABERS energy rating, making it the first commercial building in Victoria to achieve this grade. ENGIE also monitors the performance of the system, which has significantly surpassed the original expectations.
